Gemini Park centers do not stop developing their offers. This year is exceptionally fruitful, bringing over 20 new tenants to the three galleries from the portfolio of the Krakow holding, covering a total area of approximately 17.5 thousand square meters. The same is happening in the holiday months – the facilities in Bielsko-Biała, Tarnów, and Tychy have gained a total of 6 new tenants.

– The leasing strategy currently being implemented largely focuses on enriching the tenant-mixes of Gemini Park Bielsko-Biała, Gemini Park Tarnów, and Gemini Park Tychy. On the one hand, we introduce new brands, often unique ones. On the other hand, we create space for the development of existing tenants and interesting local concepts that decide to invest in our facilities – says Joanna Zemczak, Head of Lease at Gemini Holding.

– This allows us not only to develop key segments of the offer that are crucial for positioning the galleries but also to further strengthen our position in local markets as the number one shopping destination for families – she adds. This development is visible in practice. An example is the planned debut of the Marilyn brand in Bielsko’s Gemini Park. The new tenant will soon occupy a space measuring 54 square meters.

– Fashion is one of the pillars on which Gemini Park Bielsko-Biała is developing today. It is a family gallery but with a strong fashion accent, consisting of over 40 premises of this category. The new store, offering, among other things, lingerie for women, men, and children, complements this segment, making it increasingly complete – she says.

The same is true in Gemini Park Tarnów. In this largest shopping center in eastern Małopolska, PITBULL West Coast, with a salon measuring 78 square meters, will debut in August this year. This is another new fashion accent in the gallery’s tenant-mix, after the opening of HalfPrice and TK Maxx, among others. Interestingly, the chain has also been located in the Bielsko and Tychy facilities before.

However, the fashion segment is not the only one that is developing here. The center’s offer also includes Trafika from the Tabak Polska chain. This is the first tenant of this category in the facility. The brand, offering, among others, press, tobacco products, e-cigarettes, and tobacco articles, decided to rent 42 square meters.

Prezent Marzeń, a popular brand offering up to 4800 attractions, also invested in similar areas. This tenant recently debuted almost simultaneously in Gemini Park Bielsko-Biała and Gemini Park Tychy. The brand, previously present on commercial islands, rented premises measuring 25 and 32 square meters, respectively.

– Tenants present on our commercial islands are increasingly moving into premises, thereby expanding their activities. For many of them, this is an important business decision, backed by a thorough analysis of the results achieved on the island and the gallery’s position in the local market. We are pleased that young brands choose us as a partner in this development, thereby recognizing the potential of our facilities – says the Head of Lease.

Not only nationwide brands enter Gemini Park shopping centers, but also local concepts popular among residents. An example is the recent opening of a 72 sq. meter bakery and confectionery Niedźbała in Gemini Park Tychy. It is the first store of the brand in Tychy. In addition to the shopping center, Niedźbała also has its points of sale in Pszczyna, Czechowice-Dziedzice, and Bielsko-Biała.

– Gemini Park Tychy is an attractive location for both large, chain brands and local, often artisanal brands. The excellent location and accessibility of the shopping center, as well as the popularity and leading position for such brands, are extremely attractive. This ensures a successful debut, but also a quick reach to customers who are looking for high-quality local products – explains the leasing representative.

What makes Gemini Park centers a magnet for brands today? Joanna Zemczak identifies five key factors that determine their leasing potential. – First of all, all three centers have a strong, stable position as local leaders. Each of these galleries is also constantly developing in areas such as leasing, as well as investing in their space. This creates an attractive environment for our partners to locate themselves – she says.

– The incredibly broad and receptive consumer markets on which the centers operate, as well as the results they achieve, are also important, which is due to their wide, locally adapted offers, but also effective marketing. The direct surroundings are also important. Each of the Gemini Park centers is located in the vicinity of large residential complexes, which ensures a constant and daily influx of customers – she adds.
