Above-average sales performance, full occupancy, a strong tenant mix and high customer loyalty – Gemini Park Tarnów has maintained its position as one of the leading shopping destinations in the Małopolska region for years. Behind these results lies a strategy tailored to the local market, built on a thorough understanding of customers’ needs, active management of the offering and tenant relationships, and the centre’s continued development.

The first half of 2026 brought very strong results for Gemini Park Tarnów. Sales per square metre increased by more than 4% year on year, compared with an average of 2.9% for shopping centres in cities with populations of 100,000 to 200,000. Footfall remained stable and in line with regional trends, while also staying above the average for properties in this category.

The centre also maintains 100% occupancy, confirming its appeal to both tenants and customers. Interest in the centre’s offering is also reflected in gift card sales. In the first six months of 2026, these rose by almost 19% year on year, even though 2025 had already been a record year. This places Gemini Park Tarnów among the leading shopping centres working with the gift card programme operator.

A strategy that delivers results

These results are underpinned by years of consistent work to develop the retail offering, actively manage the tenant mix, invest in infrastructure and build strong relationships with the local community, while listening closely to customers’ needs.

– From the outset, we have developed Gemini Park Tarnów with the local and regional market in mind. We pay close attention to the changing needs and expectations of residents of Tarnów and the wider region. This is what allows us to build an offering that remains attractive over the years and delivers above-average results. For us, success means more than strong sales: above all, it means the trust of customers and business partners who want to grow alongside us. The fact that the centre achieves results typical of much larger markets is the clearest confirmation that this strategy works – says Krzysztof Kryczka, Centre Director of Gemini Park Tarnów.

A strong position attracts leading brands

Strong sales performance translates into tenant interest and enables Gemini Park Tarnów to maintain 100% occupancy. This is the result of a leasing policy aimed not only at ensuring a comprehensive and appealing tenant mix, but also at regularly refreshing and developing it. In 2025, the centre signed a total of 28 agreements and addenda extending tenant partnerships, while also opening 18 new units. This demonstrates the scale and continuity of the work that keeps the centre’s offering aligned with changing customer expectations and brands’ needs.

This process is continuing in 2026. In the first half of the year, six lease agreements and extension addenda were signed, including a new agreement with eobuwie and extensions of partnerships with Pracownia Optyczna, Vision Express, Homla, Pako Lorente and Lee Cooper. New concepts also enriched the centre’s offering, including the Ale Animale pet store and Kafka café, while Grycan unveiled a new look with an enlarged outdoor seating area offering more space to relax.

The effects of this strategy are also reflected in the performance of individual market segments. In the first half of this year, the highest growth in sales per square metre was recorded by services (+12.6%), health and beauty (+11.1%) and mixed fashion (+10.9%).

Continually improving the quality of retail space is another important aspect of tenant mix management. Refurbishments, upgrades, relocations and layout changes are carried out on an ongoing basis, regularly bringing new elements to the centre’s offering and adapting it to customers’ expectations. For visitors, this means not only greater shopping comfort but also the sense that they can discover something new each time they return.

– Leasing today is primarily about managing the long-term potential of the entire centre. Our goal is not simply to maintain a very high occupancy rate, but above all to build a tenant mix that meets customers’ needs and supports tenants’ growth. We therefore analyse sales performance, customer behaviour and preferences, and the potential of individual units before making decisions about new openings, relocations, expansions and store refurbishments. The changes made to the LPP Group stores last year are a good example. Remodelling and new locations allowed us to organise the fashion offering more effectively and create a more comfortable shopping journey, benefiting both tenants and customers. At the same time, we want the centre to keep evolving. Individual store refurbishments and ongoing changes to units and communal areas attract customers’ attention, meet their expectations for something new and ensure that return visits can bring fresh experiences – emphasises Justyna Kozioł, Senior Leasing Manager at Gemini Holding.

A centre that is part of city life

For years, Gemini Park Tarnów has been developing a programme of events that meets residents’ needs, engaging in educational, cultural and community initiatives. As a result, it serves not only as a shopping destination but also as one of Tarnów’s most important spaces for meeting and taking part in activities.

In recent months, the centre has delivered a range of initiatives for different audiences. Its events calendar has included family and educational events, projects promoting safety, and activities organised with local institutions and partners. These included a partnership with the Tarnowska Nagroda Filmowa film festival, involvement in Wielka Wyprawa Maluchów dla Dzieci, the Butterfly Festival and the Fashion Look spring fashion shows, featuring tenants’ collections and four original collections by Tarnów-based female fashion designers. These initiatives strengthen residents’ connection with the centre and reaffirm its role as an important partner to the local community.

– Our aim is to create an events programme that brings real value to residents. We do not choose attractions at random: we select projects that reflect the city’s local character and support culture, education, community activities or safety. We want Gemini Park to be a place that actively participates in Tarnów’s life and builds lasting relationships with the local community. A particularly telling symbol of this position is Gemini Park Tarnów’s inclusion in the city’s edition of Monopoly, one of the most popular board games, in which individual spaces represent distinctive city landmarks. This shows that residents see the centre not only as a place to shop but also as one of Tarnów’s recognisable landmarks and an important part of its everyday life – says Joanna Rzepecka-Zienko, Marketing and PR Director of Gemini Park Tarnów.

Technology serving customers

The customer experience is shaped not only by the retail offering and events but also by the smooth operation of the property. An extensive technical infrastructure makes this possible. The centre is consistently developing its infrastructure and building management systems, with further investment in this area already being planned.

– A well-run property is one whose infrastructure remains virtually unnoticed by visitors. Customers should simply feel comfortable: whatever the season, they should enjoy the right temperature, high air quality, appropriate lighting and a sense of safety. This is the result of years of investment in modern building management systems. Today, we have a highly advanced BMS environment, and the next step will be to use artificial intelligence algorithms to analyse the performance of building systems more effectively, optimise energy consumption and further improve the centre’s operational efficiency – explains Tomasz Markuszewski, Technical Director of Gemini Park Tarnów.

Customer loyalty is the best measure of success

Gemini Park Tarnów has maintained its position as a regional leader for years, attracting residents of Tarnów as well as customers from surrounding towns. According to a 2025 study by GfK Polonia, 77% of Tarnów residents visit the centre. At the same time, customers from across the region account for more than 60% of all visits, confirming the property’s broad reach. Among regular customers, 46% are Tarnów residents and more than half come from the rest of the region.

– The research findings confirm what we see every day. For many Tarnów residents, Gemini Park is their first choice, whether for everyday purchases or when they want to shop conveniently, use services or spend time with their families. We also see how far the centre’s reach extends: customers visit us from across the region, and Gemini Park is an important destination for their shopping and leisure. We are particularly pleased with the high proportion of regular visitors, as this is the clearest evidence of the trust we have built over the years. From our daily contact with visitors, we know that what they value most is the comprehensive offering, shopping convenience and variety of services and venues that make Gemini Park more than just a shopping centre – concludes Krzysztof Kryczka.

Gemini Park Tarnów demonstrates how an understanding of customers’ needs, a consistently developed tenant mix, full occupancy, investment in the centre and engaging projects for residents translate into a strong market position and broad regional reach. It is this effective combination of local character and a commitment to continuous development that keeps Gemini Park Tarnów a regional leader.
