Gemini Holding’s record year: 93 lease agreements and significant expansion of the offer

93 signed agreements, 30 new brands, and over 40,000 square meters of leased space – this is how Gemini Holding summarizes the leasing year 2025 in three Gemini Park centers: Bielsko-Biała, Tarnów, and Tychy. The past few months have brought both spectacular market debuts and extensive store modernizations for key tenants, who are investing in the development of their concepts in Gemini Park centers.

The past year confirmed the strength of Gemini Park centers and their leading position in regional markets. In 2025, Gemini Park Bielsko-Biała signed 33 leases covering over 11,000 square meters, Gemini Park Tarnów signed 28 leases for nearly 16,500 square meters, and Gemini Park Tychy signed 32 leases for a total area exceeding 13,000 square meters. In addition to new tenants, significant activity included lease extensions and the development of partnerships with brands that have been present in the centers for years.

New brands choose Gemini Park centers

In 2025, the three Gemini Park centers signed a total of 30 new lease agreements, including several debuts with significance beyond the local level.

At Gemini Park Bielsko-Biała, one of the most important events of the year was the opening of an IKEA store – the brand’s first compact store in Poland and the world’s first IKEA concept launched in a shopping center. The store’s grand opening in October generated considerable interest and translated into above-average results for the center, both in terms of footfall and sales. Among the newcomers to the Bielsko-Biała market was MR.DIY – a dynamically growing Malaysian chain, one of the world’s largest retailers of home improvement and DIY products. The center’s offerings have also been expanded with brands from the interior design, sports, food service, and service sectors, such as Dla Spania, Romet, Giga Buła, Diagnostyka, and Mister Minit, consistently supporting its strategy of building a multi-functional offering that meets customers’ everyday needs.

Gemini Park Tarnów also experienced a very busy year in leasing. Renowned and long-awaited brands, including JD Sports, Venezia, Verona, Thai Long, and Dla Spania, have joined the center’s tenants. Triumph, Greenpoint, and Sinsay stores have reopened, becoming the largest brand in the city following its relocation. The center was chosen as an attractive location even for chains that until recently focused their expansion solely on the largest metropolitan areas. Examples include Rituals, which recognized Tarnów’s potential and decided to open its store in Gemini Park Tarnów, and Popeyes, for which Tarnów became the smallest city in the chain’s portfolio.

One of the key debuts at Gemini Park Tychy was Woolworth. This international non-food discount chain, offering a wide selection of everyday products at attractive prices, opened here as one of the brand’s largest outlets in southern Poland. New tenants also include Pan Materac, Pandora, and Sizeer. The presence of recognizable brands with a nationwide and international reach consistently strengthens Gemini Park Tychy’s position as a key shopping destination in the Silesian metropolitan area.

Modernization – an element of a long-term strategy

The strength of Gemini Park centers is demonstrated not only by the interest of new brands but also by the loyalty of key tenants. In 2025, three facilities signed 63 extension agreements with existing partners. In many cases, these extensions were accompanied by relocations, space expansions, and the implementation of the latest retail concepts.

At Gemini Park Bielsko-Biała, new formats were introduced by stores such as YES, Levi’s, Greenpoint, and Pako Lorente, which opened its first flagship concept in the country. In Tarnów, stores belonging to brands such as Apart, Mohito, Rossmann, Bytom, 4F, and Media Markt were modernized. Another significant event was the extension of the lease and extensive modernization of Castorama – a tenant present in the Tarnów center since its inception.

At Gemini Park Tychy, one of the key projects was the relocation and expansion of Martes Sport. The new store, almost three times larger than the previous one and with a direct entrance from the outside, is now the chain’s largest store in Poland.
