In the first six months of the year, Gemini Holding signed a total of 36 lease agreements and addenda covering nearly 7,200 sq m. Across all three properties, 19 new or refurbished units opened, with a combined area of more than 5,400 sq m.
Newly opened concepts and brands signed included Castorama Design Studio and Berlin Döner Kebab at Gemini Park Bielsko-Biała, as well as Kafka café and eobuwie at Gemini Park Tarnów. An eobuwie store also opened at Gemini Park Tychy, where the offering was further strengthened by Rituals and Tatuum, alongside agreements with Verona and Pandora. New openings were complemented by refurbishments of existing stores. At Gemini Park Bielsko-Biała, LPP brands Reserved, House, Cropp and Mohito, as well as CCC, refreshed their premises in line with their chains’ latest store concepts.
– We develop each centre both by attracting new brands and by making changes to the existing offering. Refurbishments improve the standard of the space and shopping comfort, but they also serve another purpose: they ensure the centre evolves regularly and give customers a reason to return. This keeps the centre vibrant, developing in line with changing market expectations, following trends and encouraging customers to discover more of its offering. Combining new brands with the refurbishment of existing units allows us to keep growing and maintain the centre’s appeal – says Magdalena Okamfer, Senior Leasing Manager at Gemini Holding.
Leasing activity and consistent management of the offering translate into high occupancy, which stands at close to 100% across all Gemini Park properties. This confirms that the centres remain appealing locations both for new brands and for tenants expanding their businesses.
Sales above market benchmarks
Strong leasing results are reflected in the sales performance of Gemini Park shopping centres. In the first half of 2026, their sales increased by an average of more than 7.6% year on year, significantly above market benchmarks. By comparison, according to PROH data, shopping centre sales in Poland rose by 2.2% over the same period. Moreover, sales growth at Gemini Park centres clearly outpaced price increases, with inflation at 2.7% in the first half of the year. These results confirm the properties’ healthy performance and strong position in their local markets.
– What matters most to us is a thorough understanding of customers’ needs and the ability to translate them into the right offering. We carefully select brands and develop the tenant mix to meet the needs of residents of the city and the wider region. Gemini Park Tarnów is a good example: consistently developing its offering allows us to maintain 100% occupancy and the centre’s strong position in the local market. Tenant interest shows that this is a location where brands want to be present and grow their businesses – Justyna Kozioł, Senior Leasing Manager at Gemini Holding.
Services and home furnishings lead alongside health and beauty
Leasing decisions and management of the offering also translate into the performance of individual categories. Across the three Gemini Park shopping centres, the strongest sales growth was recorded in health and beauty (an average of +8.4%), services (+10.2%) and home furnishings and accessories (+26%). In all these categories, sales growth exceeded the corresponding national figures. The growing importance of these segments reflects a broader market shift: shopping centres are increasingly becoming places where customers use services and spend time, as well as shop. The performance of Gemini Park properties shows that developing an offering that meets these needs can effectively support both the centres’ appeal and their business results.
– A shopping centre’s strength today lies not only in the number of brands it offers, but above all in the diversity of its offering and how well it matches the way customers use the centre. We therefore develop individual segments so that, during a single visit, customers can shop, use services, have a meal, take care of their health and beauty needs, or find a place to spend time. A comprehensive offering meets residents’ different needs and makes our centre more than a shopping destination: it becomes an important local hub – Joanna Pączek, Senior Leasing Manager at Gemini Holding.
