

In 2024, Gemini Holding’s shopping centers in Bielsko-Biała, Tarnów, and Tychy signed 85 lease agreements, covering a total area of almost 27,000 sqm. Among these, 20 were with new tenants — many of them prestigious and highly anticipated by customers — and for some, their first stores in the city or even the region.
– In 2024, we renewed as many as 65 lease agreements, including 17 in Gemini Park Bielsko-Biała, 19 in Gemini Park Tarnów, and 29 in Gemini Park Tychy. This confirms our role as a key business partner for both international and Polish brands that see growth potential in our centers. We’re pleased that the work of our leasing team continues to yield results, allowing us to end the year with near-full occupancy: almost 100% in Bielsko-Biała and Tarnów, and 94% in Tychy – says Joanna Zemczak, Head of Lease at Gemini Holding.
New Brands at Gemini Park Centers
Among the new additions at Gemini Park Bielsko-Biała was a Sports Direct store, which significantly expanded the center’s sports offering. Other new tenants included lingerie brand ESOTIQ, mobile accessories store Caseownia, and the Anex Tour travel agency. In Tarnów, the center welcomed renowned fashion brands such as Terranova and Pierre Cardin, along with florist La Flor. Agreements were also signed with premium footwear brand Venezia and the fast-growing luxury cosmetics brand Rituals. Meanwhile, in Tychy, new tenants included Office Shoes, Anex Tour, Cafemania, the service point Mister Minit, and Caseownia.
Rising Turnovers
The turnover data from Gemini Holding-managed centers is equally impressive. All properties recorded year-on-year growth. Gemini Park Bielsko-Biała and Gemini Park Tychy posted a 3.6% increase, while Gemini Park Tarnów achieved 4.6%.
Gemini Park Bielsko-Biała saw the most significant growth in its entertainment segment, with a +22% increase — the result of a dedicated strategy, according to Center Director Krzysztof Brączek.
– Gemini Park Bielsko-Biała has long positioned itself as a family-friendly destination with entertainment at its core. The sector’s strong performance, coupled with rising footfall, is very encouraging. Our outdoor edutainment zone – Park W DECHE – was visited by nearly 140,000 people in the 2024 season. Events also played a vital role, many centered around our 15th anniversary celebrations. These included prize competitions with IKEA gift cards, dream vacations, and the grand ‘Happy B…lack Weekend’ finale. The combination of an engaging entertainment offer and impactful marketing efforts led to a nearly 4% year-on-year increase in footfall.
Gemini Park Tarnów also reported excellent results across sectors.
– Value retail grew by 31%, and mixed fashion by 15% year-on-year. These figures reinforce our leading position as the region’s go-to fashion and everyday shopping destination. One of our premium electronics tenants nearly doubled their turnover, proving that we’re also a top choice for more demanding consumers – says Krzysztof Kryczka, Director of Gemini Park Tarnów.
At Gemini Park Tychy, men’s fashion, entertainment, and services showed the highest growth.
– Gemini Park is the go-to place for shopping and leisure in Tychy. We’re continuously expanding our offer to meet evolving customer expectations. The most recent data — with men’s fashion, entertainment, and services growing by 26%, 21%, and 15% respectively — confirms our strong market position and appeal as a comprehensive retail and leisure destination – says Tomasz Misztalewski, Director of Gemini Park Tychy.
Community Engagement and CSR
CSR continues to be a cornerstone of marketing strategy at all Gemini Park centers, with 2024 being another year of initiatives tailored to local communities. Many of these were proprietary projects.
In Bielsko-Biała, the award-winning Science Point educational project returned for another edition. Organized in cooperation with the University of Bielsko-Biała, the initiative offered two interactive exhibitions, a laboratory, and science-themed escape rooms across 800 sqm. Over 32,000 people visited the Science Point LAB. The center also hosted the “NGO Fair,” featuring nearly 40 local organizations, further reinforcing ties between residents, nonprofits, the city government, and the shopping center.
In Tarnów, CSR efforts focused on edutainment. One highlight was the Leonardo da Vinci invention replica exhibit, organized in partnership with Pasaż Odkryć Science and Technology Center, with guided tours and workshops. The exhibition became part of the nationwide Night of Museums initiative. Other initiatives included “Ciuch w Ruch” (a circular fashion campaign), upcycling workshops, and the Gemini Costume Run — the first event of its kind in Tarnów. Gemini Park also continued its partnership with the Tarnów Film Award Festival.
In Tychy, highlights included the “Fiat 126p – Legend of the Road” exhibition, organized with the City Museum in Tychy, and the “I’m OK” Mental Health Week, featuring free medical screenings and lectures in cooperation with the City Hall and Municipal Culture Center. The “Window to Culture” series featured exhibitions by local artists, while children were invited to experience high culture through interactive workshops and events.
Ongoing Development
– These strong 2024 results reflect our consistent leasing and marketing strategies. We’re proud of last year’s achievements and are already looking ahead. In 2025, we’re continuing to observe market trends, listen to local communities, and adapt our offering to meet expectations.
