More customers, more brands, more innovation: Gemini Holding summarizes H1 2025

High footfall, flagship brand debuts, and strategic upgrades to tenant concepts – it has been a highly successful first half of 2025 for all three Gemini Park shopping centers. During this period, 44 lease agreements were signed, covering a total area of over 16,500 sq. m. Consequently, the centers recorded significant sales growth across key retail segments.

Gemini Holding closed H1 2025 with robust footfall results. All Gemini Park locations – in Bielsko-Biała, Tarnów, and Tychy – outperformed national and provincial averages according to TOP-KEY data. Gemini Park Tychy achieved the strongest performance, recording a year-on-year (YoY) footfall increase of over 10%. This significantly exceeds the national TOP-KEY index, which stood at -1.3% for the same period.

A well-curated tenant mix, negotiations resulting in modern store formats, an enhanced shopping experience, and targeted marketing campaigns directly translate into customer engagement. Three distinct markets, one shared success

In the first half of 2025, Gemini Park shopping centers signed a total of 44 lease agreements and extensions, spanning over 16,500 sq. m. This includes 15 contracts with new brands, several of which are making their local market debuts. The remaining agreements result from strong business performance and established partnerships with existing tenants in Bielsko-Biała, Tarnów, and Tychy.

Gemini Park Bielsko-Biała is a powerhouse in a tourist region with a focus on family and entertainment; Gemini Park Tarnów serves as the region’s leading fashion hub; and Gemini Park Tychy is consistently strengthening its position as the preferred shopping destination for the Silesian agglomeration. Despite these differences, all three assets are deeply rooted locally while maintaining leadership in their respective markets. This makes them valued partners for renowned brands looking to either debut or solidify their presence,” says Joanna Zemczak, Head of Lease at Gemini Holding.

Spectacular debuts

For Gemini Park Bielsko-Biała, a milestone contract was secured with the Swedish interior design giant, IKEA. Later this year, the center will host a new IKEA format – the first in Poland and only the second in Europe. This 2,000 sq. m. concept, modeled after a pilot in the UK, is more compact than traditional stores but offers the full range of brand services, including dining.

Another notable debut in Bielsko-Biała was the Malaysian chain MR.DIY, one of the world’s largest home improvement retailers. The center also expanded its F&B offering with Giga Buła, a burger concept founded by a prominent Polish influencer, which has seen immense popularity among younger demographics. In total, the center signed contracts for a combined 3,700 sq. m.

Gemini Park Tarnów closed the half-year with 17 new lease agreements totaling nearly 6,200 sq. m., reinforcing its regional leadership. New additions include JD Sports, the Asian restaurant Thai Long, and the jewelry brand Verona (a result of expanded cooperation with current tenant YES). The home décor segment was bolstered by Pan Materac and Dla Spania, while the lingerie chain Triumph returned to the center.

Gemini Park Tychy also maintained high momentum, signing 17 leases for nearly 6,700 sq. m. in H1. High-recognition brands joining the portfolio include Pan Materac and Pandora. Furthermore, the opening of the German retail chain Woolworth is scheduled for this autumn.

Modernization as strategy, not just aesthetics

At Gemini Park, development goes beyond acquiring new brands; it involves strengthening the positions of existing tenants through relocations, expansions, and the introduction of new retail concepts. Recently, the Bielsko-Biała portfolio was enriched by modernized formats of YES, Pitbull, Levi’s, and Greenpoint. In Tarnów, customers were introduced to upgraded Rossmann, Mohito, and Apart (expanded to include Mennica) stores. In Tychy, a rebranded Sizeer showroom was unveiled.

“Portfolio modernization is much more than an aesthetic change; it is a strategic response to evolving customer expectations. Modern centers can only remain competitive if they are flexible and support tenant growth. We actively collaborate with brands on modern retail formats that improve tenant positioning and enhance the overall shopping experience,” emphasizes Joanna Zemczak.

Growth trends in key segments

H1 2025 saw dynamic growth across strategic categories: Bielsko-Biała: Entertainment remains a top performer (turnover per sq. m. up by over 20%), alongside Health & Beauty (+8%). Tarnów: Complementary fashion categories such as footwear and jewelry saw a turnover increase of over 17%. Tychy: Interior design (turnover per sq. m. up 14%) and menswear (nearly +10%) showed particular momentum.

Beyond shopping

“In Gemini Park centers, we blend fashion, health, sports, services, entertainment, and gastronomy to create modern, multifunctional spaces.
